Description

Directions - From Oswestry take the A483 Welshpool road turning right at the Llynclys cross roads onto the A495. Continue on the B4396 towards Bala and Llanrhaeadr. On entering the village proceed along and out of the village for approximately one mile. Turn right just after a property named Bitfel. Proceed up this lane and take the second left just before a bungalow. Proceed along for approximately 500 metres where the entrance to the property will be found on the left hand side down a single farm track.

The Site - The land extends to approximately 1.09 Acres and has recently installed secure gated access onto the lane complete with hardcore hardstanding and driveway area. The land is fully fenced off making it very secure for livestock. The current owners have obtained planning permission for the erection of an outbuilding / large field shelter and have already commenced the excavation work for this. They have also planted an extensive range of native trees and shrubs along with creating a wildlife pond.

Info From The Vendor - In 2021 they dug four big bio swails for use in permaculture. This allows the rain to be caught and held in the bio swails, allowing you to grow crops with never needing to water them. They then planted over 1500 trees, shrubs and headgear rows.
Trees and shrubs planted:- Alder, Aspen, Ash, Bird cherry, Blackthorn, Crab apple, Dog rose, Downy birch, Elder, Goat willow/Gorse, Guelder, Grey willow, Hawthorn, Hazel, Holly, Juniper, Rowan, Pedunculate oak, Sessile Oak, Scots pine, Silver birch, Spindle, Wild cherry and Wych elm.

They have put down over 15kg of wild flower seed and planted a huge variety of bulbs and plants. They have dug the footings for the pad stone for the barn and created a bio trench swail that runs from the top pond down the land, then runs off to the large pond in the corner. This keeps and holds the rain water from running off the land.

Where the Guide Price is a single figure, the current Reserve will not be more than 10% above that single figure, and where a price range is given (i.e. £50,000 - £55,000), the Reserve will not exceed the upper level of the range. It is not necessarily what the auctioneer expects it will sell for.
